We will be relentless in our pursuit of future opportunities where we can build value. But what do we look for? The old real estate tenet--- location, location, location--- is still true but the next most important is demographics. Location and demographics drive real estate development and investment decisions ....which is why we have chosen to focus our efforts on our hometown, Atlanta. The Atlanta Regional Commission forecasts that the population will increase by 2.3 million by the year 2030 and that jobs will grow by 1.2 million over that same time period. In Atlanta, we have long term relationships with partners, lenders, buyers, sellers and brokers and a deep market knowledge which comes about from being in market every day. We are acutely aware of Atlanta's sprawl which has led in large part to the urbanization of the "closer in" markets such as Downtown, Midtown, Buckhead, Cumberland and Perimeter. And by looking at our current portfolio you will see our footprint on these markets... both land/ground-up development and re-development opportunities where we can build value. And we will continue to take advantage of our Atlanta roots for many of future investments.

But we also understand that markets move in cycles which is why in the 1990's and early 2000's we were successful in other markets outside Atlanta including Boston, Washington DC, Miami and Dallas. We intend to continue to seek out intriguing opportunities where we can build value with local partners in these and other markets in the months and years to come. Our current focus has been the Southeast including, Charlotte, Nashville, Charleston, Birmingham and northern Florida.

Finally we also understand that the days of "easy money" are over and that now is not the time to be overleveraged or to push the underwriting. We are firm believers that operating performance will be the key for years to come and that adequate capital will remain to fund the right opportunity. Therefore we will continue to seek opportunities which allow us to take advantage of our strengths and build value for our partners and ourselves.
