Silhouette Midtown Murals Nearing Completion On Peachtree Street In Atlanta

Nine-Story Mural being painted on Midtown Building Signifies First Building Art of its kind in Atlanta

Press Release
August 22nd, 2007

ATLANTA, August 22, 2007 - Atlanta's newest landmark is nearing completion, as the Silhouette Midtown signature murals are almost complete. The 10-story tower, located between the High Museum and the Savannah College of Art and Design (SCAD) at 1447 Peachtree Street in the heart of Midtown, has a nine-story silhouette mural on the façade of the building facing Peachtree Street, and multiple silhouette murals on the southside façade of the building.

Following national trends in Los Angeles and Chicago, the Silhouette Midtown is being positioned by Lincoln Property Company, on behalf of Day Capital Partners as the new location in Atlanta for the creative community to do business.

One creative firm that has already embraced the concept is Blue Clover, a San Antonio-based, web-creative design firm, which has signed on as a new tenant.

"We're actively targeting companies that desire to locate in an office building that reflects the creative energy of the end user," said Tony Bartlett with Lincoln Property Company. "We believe a boutique building providing cutting edge design on both the interior and exterior, on Peachtree Street in the heart of the creative boulevard of Atlanta is something special and unique to our City. Signing a firm like Blue Clover during pre-construction is a confirmation of our strategy and the building," he said.

Lincoln Property Company is leasing the 116,620-square-foot property that is owned by Day Capital Partners. It has more than 65,000 square feet of space available. Day The Silhouette Midtown Capital bought the building in 2006, at a point when a new lease hadn't been signed in two and half years. When purchased, the building was at 50 percent occupancy.

"We were looking for a building that had solid upside potential, needed investment and renovation, had a high-profile and could attract a dynamic clientele," said Robert Day with Day Capital. "With the Silhouette Midtown, you have all that and more."

Day Capital put in $5 million for the project renovation, adding a completely updated façade with exposed concrete, new lighting and a new contemporary glass curtain wall, with floor-to-ceiling glass facing Midtown.

Also, an entry plaza with fresh new landscaping, a water feature that has infinity edge and a three-part entrance canopy connecting Peachtree Street to the building are new. The building also has a new, stylish lobby and reception area with new wall panels, granite flooring and electronic tenant directory.

The Museum of Contemporary Art of Georgia is located on the main lobby of the Silhouette Midtown. Specifically featuring the work of Georgians, the museum serves as both an exhibition home and as an educational facility

The murals are being painted by Buckhead Murals at a cost of $100,000. Alexi Torres, a muralist with Buckhead Murals, is painting the taller than 90-foot mural on the front of the building and the ones on the side facing Midtown and Downtown Atlanta.

"I'm so excited to be a part of this project, and I think it will become a new landmark and feature in Atlanta," the 27-year-old Torres said. He immigrated to the United States in 2003 from Cuba, and this will be the highest profile mural he has done.

The murals follow trends from Los Angeles and Chicago, where murals are featured prominently. In Los Angeles, the El Nuevo Fuego, has a large mural depicting the 1932 and 1984 Olympic Games that were held there. These murals are featured on the Victor Clothing Company building, with each façade of the building also having large murals as well. Murals also appear on buildings in New York City.

The idea to paint murals on Silhouette was first suggested by Richard Macri of Rees Associates, Inc.-Atlanta, which designed the upgrades to the building.

With the renovation, the Silhouette Midtown becomes a boutique building. Its lease rate will be in the $20-$22.50-square-foot to lease office space.
