We believe that core assets are over priced and that opportunistic investments provide a better alternative to build value. Therefore, we purposefully have chosen to shy away from properties which do not provide a reasonable expectation of yielding minimum returns in the mid to high teens. Our approach is simple and straight forward:

Objectives - We take on a very focused fiduciary mentality in all we do. Our goal is to:

• Preserve and protect invested capital
• Build value through cash flow and/or appreciation

Operations - We are not passive investors. We will always:

• Be relentless in our pursuit of opportunities
• Employ rigorous underwriting
• Maintain prudent risk controls
• Utilize intensive hands-on management

Target - To meet our goals, we focus on several types of acquisitions and development opportunities including:

• Value Add Properties
• Land Assets which may require assemblage, entitlements or "seasoning"
• Joint Venture Equity
• Distressed Real Estate Loans
• We are equally comfortable working with office, residential, medical, retail, industrial and hospitality assets

Alignment - We believe that underlying most successful real estate investments are operating companies whose interests are closely aligned with capital partners. Therefore:

• We co-invest with our partners
• Our financial success is directly tied to the performance of the property
